Anatomy of a commission package

Commission roles pay a modest retainer plus a percentage of the gross profit or sale value you generate, often stepped so the percentage rises once you pass a monthly target. In car sales, the retainer covers your basics and volume bonuses do the real work. In property, agents commonly take a share of the office's commission on each settled sale, which is why one strong quarter can be worth more than a year of salaried work.

The structure explains the wide spread in reported salaries. The median car salesperson figure looks unremarkable; the top quartile in a busy metropolitan dealership earns multiples of it. You are being paid for results, and results in these fields are extremely unevenly distributed.

Who succeeds

Consistency beats charisma. The highest earners run a disciplined pipeline: they follow up every enquiry, keep a database of past customers, ask for referrals and treat the first ninety days as a learning investment. They also pick their market carefully — the same effort in a high value segment produces a much bigger cheque.

The failure mode is equally predictable. New starters underestimate how long the pipeline takes to fill, live off the retainer, lose confidence and leave in month four, just before the work they did in month one would have paid out.

Managing the volatility

Treat commission income like business income. Keep a buffer of three to six months of expenses, put aside tax as you go rather than at year end, and average your income across twelve months when deciding what you can afford. Lenders assess commission earners on a two year average, so keep clean records if you plan to borrow.
